HOMEOWNER REHABILITATION

 

Qualifications:

No family requirement

Income below 80% of Bay County  median

Home is located in targeted areas of the City of Bay City or Bay County (outside the City of Bay City)

Mortgage payment is current

Property taxes are paid
 
A homeowner's insurance policy exists for the home

The home must not be located in the FEMA 100-year flood plain
 

Provisions*:

Up to $35,000 for housing rehabilitation to meet minimum code requirements and to increase energy efficiency and remediate lead-based paint hazards.

Up to $5,000 of these funds can be used for abatement of lead based paint hazards and NOT included in the 2nd mortgage.

*In the form of a second mortgage.


Requirements:

0% deferred loan on rehabilitation for all owners at or below 80% Area Median Income

Homeowners over 60% Area Median Income are required to contribute to rehabilitation

  • 10% of total project costs for homeowners between 60% and 69.9% AMI
  • 20% of total project costs for homeowners between 70% and 80% AMI

  

Pre-Qualification Forms must be filled out and returned to Bay Area Housing, Inc.
